Without prejudice to these Terms and Conditions, the specific policies of each accommodation as described in the listing shall also apply.
Booking Conditions
Reservations are subject to accommodation availability and payment confirmation.
The amounts for booking rates, security deposit, cleaning fee, cancellations, or other conditions are those advertised at any given time in the respective listing.
A security deposit is required for all accommodations to cover any potential damage to the property and/or condominium. If no damage occurs during the stay, the deposit will be refunded.
All prices include VAT at the legally applicable rate.
Payment Methods
Reservations may be paid by American Express, Visa, or MasterCard credit card.
Stay Conditions
The reservation holder must be at least 18 years old and must remain in the reserved accommodation for the entire stay. Guests under 18 years old may only stay if accompanied by an adult who is the reservation holder.
The reservation holder must provide a valid address, phone number, and email address.
The number of guests may not exceed the legal and/or advertised capacity of the accommodation. In case of violation of capacity rules, PARADISE VILLAS reserves the right to require guests to leave without any compensation or refund of paid fees.
Pets (of any breed, size, or age) are not allowed. PARADISE VILLAS reserves the right to require guests to vacate the accommodation without compensation or refund if any animal is found on the premises.
Pursuant to Article 45(1)(a) of the Convention Implementing the Schengen Agreement, the accommodation of foreign nationals must be reported to SEF, meaning all individuals who do not hold Portuguese nationality.
For this purpose, all foreign guests must provide full identification details no later than the check-in date, through the appropriate form provided for that purpose.
Guests must notify PARADISE VILLAS of any damage to the accommodation, contents, equipment, or accessories occurring during their stay, even if they believe the damage constitutes normal wear and tear and is not their fault. Failure to notify may result in the guest being held responsible.
Guests agree to pay the cost of any damage to the accommodation or its contents and hereby authorize PARADISE VILLAS to charge such costs to the credit or debit card provided at the time of booking.
Check-in and Check-out
At check-in, identification documents of the reservation holder and all foreign guests may be requested to confirm the information provided.
Unless otherwise agreed, check-in and check-out must take place during the periods specified in the accommodation listing.
Any changes to arrival or departure dates and times must be confirmed by PARADISE VILLAS.
If a guest refuses to vacate the accommodation, PARADISE VILLAS reserves the right to enter the property, remove belongings, change the locks, and take any other necessary measures, with costs charged to the guest.
PARADISE VILLAS is not responsible for any items left inside the accommodation after check-out. Any belongings found may be returned upon request. The guest is fully responsible for all costs related to the return of their belongings.
Cleaning, Bed Linen, and Towels
The accommodation will be cleaned prior to guest arrival. The basic service includes one set of towels, bed linen, and some toiletries per reservation.
Additional cleaning services, including linen and towel changes, are available at an extra cost.
Guests must keep the accommodation as organized and clean as possible and return it at check-out in good condition so that PARADISE VILLAS may receive the next guest.
Guests must not leave trash inside the accommodation, by its door, or outside the building door (when applicable). They must use the designated public waste containers.
Maintenance
Any issues within the accommodation, such as gas or water problems or malfunctioning equipment, must be reported immediately to PARADISE VILLAS.
Depending on the issue, resolution may take an average of up to 8 hours, depending on its complexity and the need to hire third-party services.
PARADISE VILLAS reserves the right to access the accommodation at any time, respecting guest privacy, whenever inspections, repairs, or emergencies are necessary.
Keys
One set of keys will be provided at check-in and must be returned at check-out.
The following additional fees apply in case of lost keys or lock-outs:
Lost Keys (per key) – €50
Emergency visit (between 9:00 am and 11:00 pm) – €50
Emergency visit (between 11:00 pm and 9:00 am) – €50
Additional Services
Any additional services, such as extra beds, cribs, baby chairs, heated pool, jacuzzi, Turkish bath, cleaning services, among others, must be requested in advance and are subject to additional charges.
Noise, Illegal Activities, and Safety
By law, nighttime quiet hours are between 11:00 pm and 7:00 am, and guests must maintain silence during this period.
Guests must not disturb neighbors, particularly when opening or closing the accommodation door or the building entrance door (when applicable).
Reservations for illegal or immoral activities are not accepted.
Guests are primarily responsible for their own safety during their stay.
Liability
PARADISE VILLAS’ liability is legally limited to its accommodations and ongoing reservations and does not extend to any incidents/events outside the accommodation premises.
Guests accept the possibility of minor changes to the accommodation not documented in promotional photos, provided that these do not compromise the overall condition or amenities.
The guest is solely responsible for ensuring that the reserved accommodation meets their needs, including verifying accommodation conditions, photos, surrounding neighborhood, and services offered.
PARADISE VILLAS is not responsible for any damages, directly or indirectly caused, that may occur during the guest’s stay, including (but not limited to) personal injury, theft, burglary, criminal behavior, losses due to fire or misconduct, etc. The same applies to any deficiencies in the supply of gas, electricity, water, telephone, or internet.
Governing Law and Force Majeure
This agreement is entered into between the guests and PARADISE VILLAS, which is duly authorized to provide the accommodation. This agreement grants guests permission to occupy the accommodation during the agreed period and under the agreed terms.
Guests are not tenants and do not hold exclusive possession of the accommodation. In the rare event that a reserved accommodation becomes unavailable due to damage caused by circumstances not attributable to PARADISE VILLAS, such as water or gas leaks, PARADISE VILLAS shall not be liable for the inconvenience caused but will take all necessary measures to relocate the guest to accommodation with similar characteristics.
Amendments and Jurisdiction
PARADISE VILLAS reserves the right to update its terms and conditions at any time as necessary.
These terms and conditions are governed by Portuguese law. Portuguese Courts shall have exclusive jurisdiction in the event of legal action relating to any reservation.
